1. The condo will not be sub-let and is for two persons maximum.
   
   
2. A refundable deposit of two months  is payable in advance + the first months rental.
   
   
3. Deposit will be returned if the condo is undamaged and clean  and you have complied with the terms of rental (fair wear and tear accepted)
   
   
4. The condo must be kept clean, there is a 1500 baht cleaning/servicing and laundry charge when you leave, this is   for cleaning the sofa, air conditioning ,changing the  bed linen etc.
   
   
5. Lost keys / keycards  and call out to let you in will be charged accordingly.
   
   
6. Late payment will be charged at 400 baht per day .If payment is late by more than 1 week this contract will be terminated and you will be asked  to leave, any deposit may be forfeited.
   
   
7. Customers are responsible for all utility costs ie water, electric, telephone internet etc.
   
   
8. Deposit will be refunded after 30 days and after all keys have been returned and utility bills ie. water /electric/phone etc. have been deducted.
   
   
9. No smoking or barbecues allowed in the condo or balcony area. You will forfeit the deposit if you smoke and have  to leave  immediately.
   
   
10. If you terminate your contract early you may lose some or all of your deposit.
    
    
11. Nothing to be stuck onto the walls or ceilings as this may well require re-painting ie posters etc.
    
    
12. Customers will not have to pay for any appliance that breaks inc , air con unless the damage is caused by their  negligent actions.
    
    
13. The deposit money will not be used to pay the rental at any time during the contract especially during the last month.
    
    
14. Customers must comply with the building management rules also ie, no shoes left outside of the room, no pets allowed, don't be  noisy and consider your neighbours. 
    
    
15. One months  notice is required  when you plan to leave the condo after the initial contract period has ended if you decide to extend your stay.
    
    
16. Failure to comply with any of the rules above  will lead to termination of this contract and loss of deposit.
